Windows are a lot of work maintenance-wise. I hear you about the weather! I've been working in my garage trying to clean, organize and paint it and the heat, humidity and Rain, Rain and more Rain has slowed things up. Amazing how much crap was in there I tossed out that I kept around because "I was going to use it one day". Hopefully we will have a decent Fall to get it all done in.
Are you painting the outside of your house by yourself Trevor or are you getting help? Sounds like all those windows are really eating up time!

Just doing the windows on the porch.
Most of the other window trim on the house is aluminum wrapped.
Only exception being the bathroom, and laundry room in the back of the house. Total of 2 windows and 1 door, that I hope to also get done after I finish the porch.
They aren't in nearly as bad a shape, but the paint is starting to peal a bit.
As far as painting the house. Not in the foreseeable future.
Too many other projects need to come first. But when it is time, I will be hiring that job out.

I haven't been listening to the radio while doing all this.
Hadn't even occurred to me to dial in some tunes. I'll have to do that for the hours of painting I have on the schedule for this weekend.
Worst part is, even when I get done, I won't be 'done'.
In another year or two, I really need to re-point and glaze those windows as well.
I thought about doing it all at once, but knew that was going to be too big a project to tackle and complete. And they really needed the paint to preserve the wood from deteriorating any more.

The reason to clear all that out?
We finally sold the house!
It all happened rather suddenly. At the beginning of the month, got an offer, out of the blue from some LLC in California. It was too low, but I gave them a counter that was closer to what we needed, but not too much more than what they offered, and they accepted.
Inspection on the 10th went fine.
And we just signed papers at the title agency today, and handed over a cashiers check for the amount we were short from the selling price.
I am so glad that monkey is finally off my back.

There's apparently been a ton of people leaving California over the last 3 months - maybe the company already have a new occupant ready?
ALSO great news on the lungs - now if only I could nag you to stay away from the ciggies (and to do everything you can to avoid the "beer bug" !!!!!!!)

Even though the realtor said the title transfer went through.
I am still waiting to see my loan balance go to zero before I really breath a sigh of relief.
Life has bit me in the ass too many times for me to celebrate too much before everything is completely over with.

That was weighing on me even more than I realized.
Since last week, I have finished so many little projects that have been hanging around forever, but I just never had the energy to get to.
Now with that weight lifted off my shoulders I am plowing through my to-do list.
Also, my loan no longer exists. I checked the bank's website on Monday, and it was gone!

Well, here is what has been keeping me away from the bench for most of this summer.
Today we started with this

Thank god my best friend is an electrician. I'd hate to think what this job would have cost me if I would have had to hire it out.
I've been wanting to do this since we bought the place. I even got the new panel back when I was replacing gas lines. Just no time, or money for wire, breakers, etc.
Back in the spring, I started mapping out all the wiring in the house. Noting which circuits needed to be split up because they were way overloaded. Which ones needed replaced because they were old. Etc.
Over the summer I started adding new receptacles where we needed them, running the wire, and adding the junction boxes.
The last few weeks I have been running new wire, stapling it in place, and getting ready for the panel swap. Once the old house sold, I had the money to buy the rest of the supplies I was going to need.
It feels so good to have this done now. Even though it was a long hard day. Most of which, I spend working over my head. Stripping wire, making up connections in the junction boxes while standing on a crate to reach. All while my best friend Dale worked in the panel, and hooked everything up. We ripped out 4 fuse boxes, and left one in place. We used that for a big junction box for all the wires that were too short to reach the new panel, but also new enough that they didn't need replaced.
I'm done for this year. But I still have more work to go.
Next year I need to run new lines to the attic to replace old stuff on the 2nd floor, and add some more receptacles and lights. I also need to run a new line to the front porch to add more receptacles inside and out.
So, hopefully, by next summer my house will be completely rewired.

Wiring can be a nightmare! Your newer box looks much cleaner (and safer looking too).
Having a friend that can do it sure makes things easier and cheaper. My Cousin used to help me with mine until his health made it impossible. Now my son-in-law has a friend who is an electrician who can help.
Get all this stuff done so you have bench time this winter! I'm having the same problem myself!

Well, we finally got the floor in the kitchen done.
